@Sam Tright actually notes are taxed differently that ordinary income you do not pay SS tax on interest.

Unfortunately, unless you're willing to hold 12 months, you're going to be on the hook for ordinary income tax.

Unless it's fire, smoke or explosion, an ordinary renters policy does not cover 3rd party liability claims on the premise they are renting.

The damage is beyond "ordinary wear-and-tear" so you should charge them.

My lease states the property was pest-free at the time of move-in and tenants take responsibility for ordinary pest control after that point.Put your foot down, in writing, and stop letting them walk all over you.

You will also have depreciation recapture for the time it was a rental property which is treated as ordinary income (up to a maximum of 25%).
