That is why it is important to start with another source of cash (job, another business, etc) Once you have enough cashflow from your investments to fuel further investments you have reached critical mass.Honestly I wouldn't pay down the mortgage because your money is earning at a higher rate in other investments than the interest rate.

As you can expect, my insurer dropped us and I have since learned that almost all insurance companies won't touch you with a 10-foot pole if you have 2 water claims within 36 months (at least in this market).
