The damage from tenants is so significant that all the walls must be demoed and replaced, doors, windows, flooring, kitchen and bath.

My question: What is a good strategy to account for such long timelines from land purchase/tear down demo to build completion?

So, I am pivoting and tearing it all down and building new (no other option as the land is not that valuable to be able to break even, I got variances, subdivision and surveys already, just need insurance for demo and then building permit) I got a builder lined up, willing to come on the loan with me for the experience side, I am not expecting them to put any money down, just be there for the experience.

. - Architect (helps with handling permits and designs)- Demo / Foundation  - Framing / Building  - Siding / Roofing - Interior Finishes My question: - How do you vet a architect to ensure that they are good and cost effective (aren't going to need multiple revisions because they aren't following jurisdiction policies / code requirements?) 

We will pay for the debris to be removed and the remaining structures to be demolished.If you insure the property for exactly what you paid for it, in the event of a total loss, you will have to pay for the debris removal and demo.

Purchased 7 acres of basically raw land (only 1 home on the lot which will be demoed soon) in a partnership deal with a person I've never met in person.
