So, someone walks away with a good deal, and the owner is slapped with a big debt.You need to know what its worth, what they owner owes, if they have any assets, if they have any income, do they occupy it or is it an investment, what do they want to do with it, will they cooperate with you?

That way when the other agents in their office dog them for cooperating with the flat fee riff-raff, they can brag that they made extra $$$, and they'll see them when they get back from their trip to Paris.It's not right, it's probably illegal, but it happens to be the system we have to work with.

the seller signs to release your EM if you hit all your dates your entitled to it back.. usually brokers can push non co operative sellers to sign.. other wise its a small claims issue

I know there is a lot of fake wholesalers out there that give guys like me a bad name but there’s also a lot of bad agents out there that give agents a bad name...I’m not one to stereotype....real estate is a reputation business and everyone I’ve ever sold a wholesale house to loves me...sellers included...I have one seller that has sold me 7 houses this year...all 7 around 65 cents on the dollar because I close quick and cooperate with his exchange...John Thedford try to have a open mind about the wholesale concept maybe it can help you in your business...don’t be one of those guys who’s to smart for his own good... good luck and I wish all you guys well.
