Will you use concrete pads, gravel or grass? 

Zach,half empty parks are tough.. seller wants market for pads.. but absorption ( or lack therof) will kill you.I have owned 3 parks.. and am buying one in Eugene right now...

It’s a 4 bed 3 bath almost 2000 finished sq ft with a roof deck and parking pad. 

If you decide to do it the 2nd way, make sure your profit goal is padded enough so that if costs go over, you are still making a profit. 

One of big value adds is to buy a MHP that has empty pads and infill the pads...but this take work.

I just completed my 2nd door (the top half of my duplex), it’s a one bedroom, with a stand up shower (no bathtub), carpeting only in bedroom, and what I would define as a total bachelor pad.

If you don't just take a legal yellow pad and clip board.

I estimate the rehab will cost at least 20% more than I will estimate so I have some padding there.

Once that was done we did grading and saved the logs from the poplar and red pad tree to be reused and made into lumber.
