Mary Stephens if I were you I would tell them that due to them paying late you must increase their security deposit to cover the risk on your end.What happens next month when they haven't paid and 4 weeks have gone by you file for eviction in the second month you have already placed yourself at a greater disadvantage.Or read your lease most leases have a clause of 3 late payments in 12 months voids the lease.
