Zoom out to the bigger flippers who are doing 7+ at once-->they've usually got their procedures and systems in place and there's less value to be added compared with the "switching costs" the flipper would view a new manager as.Following this reasoning I'd say a "sweet spot" approach would be to find people who are flipping 8-20 homes each year and get to know all of them.

From my understanding there are two property management companies in the area and this one came as a recommendation.I guess ultimately I am displeased with the service of my current PM, I only have two other options: (1) the other PM (2) start my own PM.I think I can develop a team in the area and I know enough real estate investors to make it lucrative but may be adding more to my plate instead of taking some off.My objective is to take some work off my plate with keeping the costs either fixed or better.My initial thought was to hire someone to do all my petty tasks and give them an opportunity to learn about the PM side of things and get their feet wet in the real estate market (resume builder) - someone fresh out of college that is hungry to learn.

That means that the land is 33% of the total lot value, so in my example, you allocate $50,000 to Land Value and $100,000 to Building Value.Fees to demo structures are added to the land basis.Fees to rebuild or fix structures are added to the building basis.Penalties and fees are a non-deductible expense (you never get a deduction for breaking the law), but any interest added to the account can be added to basis.Legal fees - this is a tough one.

Another thing that I would suggest doing is using the beadboard instead of the plain board in the bathrooms with the chair molding, IMO it looks a little nicer with the extra "bead" look to it.Another thing  I would recommend is on the exterior when you do siding, make picture frames on the windows and not J-Channels. you have to put a 2x4 around the window and put aluminum around that and the siding guy might take a little extra for it but if you beat him down and work with him, he'll do it.
