If I furnish things, should there be some sentence in the lease about "all furniture in the suite is property of the house" so there's no disputing what's owned by me/the house if there are issues with a tenant and furniture?

I've had loans that fell apart and I had already moved out all the furniture and had to bring it all back and set it up again...

My lease did include what's furnished - ceiling fans, microwave, blah blah blah, LAWN FURNITURE, blah blah blah...but did say 1 table + 4 chairs.However, I have dated pictures back to the day of move in showing 4 chairs.Is it expensive?
