If you plan to hold longer than 5 years, I'd reccomend you wait it out.

I checked the Better Business Bureau for complaints, I checked the NJ State Attorney General consumer division to ensure he was licensed, I checked every reference he gave by visiting sites and speaking with the homeowners. 

Verifying last 2 years of rental history very important!

So if you purchased one 4-plex each year, after 10 years you would have about $12K per month in cash flow.

I grew up in RI but moved to Boston for college and have been in the Boston area for 15 years.

That said, with today's rates, every increment of extra mortgage is way costlier than it was four years ago during the sub-3%-rate Covid days. 

Unless you are unknowledgable, my bet is you could make more from rent than sale, and still have the benefits of owning the original home while you go do something else.The 25K you have left in property will be netting you(gross) of $350 mo or 4200 per year.
