It may be worthwhile to get an appraisal or at least a broker's opinion of value to know what your new cost basis is in the home and to pass along to your CPA/accountant to know how to depreciate it. 

Is the pro membership worthwhile?

Of course it could be worthwhile to agree to a sale for a 10-15% premium....too much more than that and it may be more cost effective to force a sale, but if you don't get greedy you could come out ahead without dealing with too much of the other headaches.

It is not a worth while investment.

I'll need plenty of additional information, but I suspect this place would be a quality exercise and/or a worthwhile thread for the community if we did it right.

I'll keep looking as it seems like I definitely need 100% to have it worth while.

This would definitely make it worthwhile to sell, because I was all-in for Duplex C for $165K, can perhaps sell for $185K after closing costs, and that would put me at $20K profit (which will be taxed, short-term ordinary income bracket). 

This is a way worthwhile journey!
