If OP has not already tried calling every we buy houses ad in the area, they should also do that. 3 days is very limiting though - no time to waste. 

If your goal is to grow faster, buying rent ready properties isn't the usual way to do that if you have limited funds to start with.

In my state the standard contract used by realtors addresses this issue by allowing the agent to check a box specifically to limit the seller to keeping the EMD as opposed to going after "liquidated damages" like that.

This could be a good option if you have limited funds available.

If the value of the furnishings exceed the limit for felony charge vs petty theft you should definitely go up the chain of command.

My belief is that if you can find a good enough deal, you can make it work - even with limited track record.

@Kmsuea Abdei signing an Exclusive Buyer Agency Agreement is common, but it can limit you to working with just one agent.

@Gustavo Delgado I've looked at stocks, bonds, REITS, limited partnerships, and syndications, and have invested in all of them.

Repairing to sell might recoup some costs, but given the market and your limited funds, selling “as-is” is likely the best option to minimize further losses.
