Think about it: The IRS has a greater chance of winning money if they audit someone showing $10 mil of total income on their return versus $100,000.

Of course, if your landlord wants to go through with a court appearance, it sounds like you'll be in good shape to win.

Like are we talking about winning the lottery or landlords get sued for mold all the time?

It can be a great win-win, simply by bisecting the property and hosting operation.

That waiting time will probably be shortened in the future.The winning bidder at the most recent auction has the right of first refusal to buy later years' liens at the same redemption rate. 

However, if someone sues you and wins, they could take all of your rental properties.Better:Using a separate LLC for each rental property.
