However I don't lay out the application on the counter, I put them in a drawer and only hand them out if and when asked.Personally I don't like artificial scents or fragrances, candles or sprays, I go with natural and organic.

I identified multiple properties over several weeks and took the time to visit the properties that were of interest and look for the ones that had potential for creative solutions.There are ways to get in the door of the RE market in high value areas, but you have to be willing to "burn the candle" from both ends until you create a track record for yourself so others will invest in you and your skills.Good luck in your hunt and keep hustling!

(you may actually have to scour or scrape if the wax is really old)7) Apply two coats of VCT sealer according to the manufacturer's directions, allowing the floor to dry in between coats.

I don't know about your market but here semi gloss hardwood seems to bring attention to the floor without it looking like I applied 10 layers of wax to it.

Regular inspections should be part of your normal operating procedure to catch things before they get this bad.Some things to look for when a tenant's electricity turned off.... top of the list are the fire hazards: burning candles for light, using outdoor grills inside for cooking, burning wood for heat, getting electricity from neighbors via extension cords.
