During the Phase I investigation, the environmental professionals will conduct a visual inspection of the site and research records from various public sources to identify any present or potential environmental contamination based on the history of the site and neighboring sites.

These visual records are essential for later analysis and comparison.

Many buyers can’t visualize the potential for an open space and a vacant house can seem cold/not homey.

I'd feel more confident looking at someone's existing Real Estate portfolio, examine their values, cost basis, rent rolls, occupancy rates, history of cash-flows, and taxable dynamic, to properly assess return potential.

The lending environment has shifted dramatically recently (and is still extremely dynamic currently).

It’s always a good idea to visit the areas, connect with local real estate experts, and really get a feel for the market dynamics.

Its a great strategy the most sophisticated investors use when the market dynamics changes.
