Well sometimes Mommy is busy, or has better things to do than lead you to the crapper, and very often Mommy is deeply resentful that Mommy had to figure something out all by her lonesome but here you are begging and pleading to be spoonfed knowledge you are unwilling to risk anything except a buck or two to learn.

My experience is that the best deals have already been snatched up and the remaining residents have been so inundated with the blanket mailers and phone calls carpet bombing them with low-ball offers that they're unwilling to sell at any price.

If you waste a contractor's time too often, they will be unwilling to give you future estimates and when they do, they will likely price things higher than they would otherwise price them to help recover money for all of the wasted time.Also, I usually add an additional 5-10% on top of the bid from Alan and on top of all of my other estimated expenses for things I can do myself.

Most of the contractors refused to do the work the LL wanted because the LL was unwilling to pay for repairs that would survive another storm.
