I purchased a run down 14 unit apartment building with heroin addicts, a guy physically abusing his girlfriend, an alcoholic, a certifiably insane person, rents in various states of collection all for the low low price of 500K. 

The mother is super clean and the kids are unbelievably well behaved.  

Kids are unbelievably disorganized and trying to get them to do everything they need to do to have cable, water, electricity and pay YOU on time is asking a lot!

I'm addicted to BP, currently listening to as many podcasts and reading as many books as possible. 

You must admit it sounds a bit unbelievable at first to someone not in this niche.
