I am interested in the concept of employing a tour guide to enhance my journey.

And, I'm talking wounded on tour veterans, not veterans (or anyone else) with a little anxiety.

When people show up for an open house, and they see other people touring the home, it can create a sense of urgency to apply.

and promote local attractions (pubs, tour guides, yacht rental, etc...) while having them do the same for your rental. 

Looked at dozens of SFHs online and ran the numbers, ARV not high enough, renovation costs going over, and making offers based on video tours, sight unseen has been challenging.

That way when July hits, you schedule everyone for one last tour and call it.

The property is for one week in the market with 3 applicants and 8 contacts, couple tours from Zillow but they do not meet the standards, or the applicants applied but did not respond after that, ghosting.

They were listed at 25K less and when they dropped on Zillow we came and took a tour.

-find an investor friendly agent and tour 50-100 properties. 

.- The owner did provide proof of payment, and rent is confirmed $750, but always a few days late...Unit 2:- 1 BR- There was a language barrier, she didn't speak english, and I think she was afraid to open the door so I didn't get to tour it.
