It can be a tough pill to swallow, but you have to spend money to make money.

All of the large companies I worked for would not allow leases to end during November-February.Sometimes the best route is to turn most of the building rather than one at a time because the bad attitudes and poison pills ruin the new people coming in and it is difficult to get quality renters and keep them with the bad renters causing problems.

A coach/mentor is not a magic pill, but they are a checks and balance, educator and someone that can hold your feet to the fire. 

@Greg Hansen Living in a place for 5 years, these tenured tenants see the place as their home, for obvious reasons, so you coming now and telling them to leave is a hard pill to swallow. 

As one of those landlords who give landlords a bad name, I allowed them to remain because we didn't want them to be homeless after their (adult) daughter who was on the lease left them high and dry and their (adult) son wound up on the pills and got arrested.

The "strategic location" you speak of also provided easy access to bring tens of thousands of opioid pills from FL to NH, MA, RI, CT. 

Heloc also poison pills you in case of law suit on assets .

If the PM is good they will point out how his rent compares to market, professionally diffuse the situation, and/or be firm enough to show them the door if they continue to be a pill.

That keeps me very motivated and helps overcome the anxiety and depression.Plus.............. lexapro and the occasional half-pill of xanax do help hahaha
