This can probably be resolved with a telephone call and a letter rather than full returns.

The parts that really require face-to-face interaction are:Technology-challenged clients. When *I* need to verify identity or competency of parties I'm dealing with.Certain parts of litigation. If a client simply must see my face. Most drafting and doc review, I do this remotely through email, scanning, shared folders and docs on my practice management system, telephone, and web-meetings.Texas is larger than most European countries.

To get the other side of this story, and for the usual landlord questioning screen I've tried contacting the landlord - a large corporate property management company (common in NYC) - which turns out to have a non-working telephone number (which is clearly shown on their website), and they are a total dead end for trying to get information. Now I would have moved on after my first attempt to call this previous landlord and found the non-working number and impossibility to confirm tenancy info with them had it not been for the fact that this applicant appears stellar in all other ways - high income, high credit score/clean report, good current landlord review, etc., and is far above all my other applicants for this property at this time.

a good tenant is one who can and will pay their rent and can prove it with references. be careful of the tenant that shows up with a fist full of cash and wants to move in today and they are have a U Haul attached to their car and 5 kids are bouncing off the wall in your newly painted apartment, their car looks like a dumpster and they are vague about the telephone numbers of their last two landlords.
