You can still find some great cottage style homes or even 2-4 units close to the beach that have great STR returns.One good thing about being out of state in IL is you can find a good Single family home, Condo, or Townhome and call it a Vacation home and only need 10% down. 

And by the time he was ready he had the complete model for what the program was teaching and from what I could see it worked for him.. the 40k training stuff that is done through up sell IE come to free seminar  then go to 3 day training for a few grand then come to 40k program those will have fall out rates in the 75 to 90% range for those that invest in those trainings from what I saw..

Real estate school literally teaches you nothing at all thats relevant in the business. 

@Adolphus Fletcher Like others have mentioned, gaining a non-recourse loan is a challenge unless in some cases where the loan is a commercial style loan of $5MM+ and the borrowing entity has strong income & assets to satisfy the lender's concern tied to the guarantee of the loan.

WE have very different styles I like interacting on BP  she has never been on the site and has zero interest.

They pay on time, the place I'm sure is causing roaches and mice for other units due to their living style, with the garbage and hording etc. 

But I wasn't trying to charge to teach others a system. 

I have looked at several courses and they all want my investment $ to teach me how to invest.

I think this is a great way for you to produce additional income.You could also teach music lessons.
