I would make it clear in the lease that rent must be received by the due date so you have a stronger argument if this issue were put before the judge.

Use oil base kilz, that worked for me, stronger then latex kilz.

Your offer will look stronger if you have the prequalification letter available.

It is a sellers market and while waiving the financing contingency may make your offer stronger than an equal offer with financing, it often does not give you leverage to offer less anymore.
