How far you go for comps will depend on the area too - if you're outside a city, you might be able to get comps for a whole zip code which could span miles. 

I do not know how the counter was damaged but trying to go down the path of expected life span is likely not your best approach.  

If you still have the Cast Iron drains, they are not ok...they are way past their expected life span...3 The electric panels are fuse boxes, and I don't see much wiring that looks new even though there appears to be some grounded outlets upstairs.

So, within a 3 week span, the property went from $6m->$7m->$10m.

The roof and ac have a 15 to 20 year life span.
