I know what you're thinking...I've inhaled so much saw dust that I've developed a superpower and I can now see through walls...but sadly this is not true.

I also have restaurant owners who are already interested in renting because the kitchen space wouldn't require city planning or big-ticket requirements, eg, sprinkling system or fire escape catwalk.

House is half galvanized, half copper with some pex sprinkled in here and there under house.1.

@Wendy Kling  go to the rarebird meetings and the REIA there on Shoals Ferry rd in Beverton I think they hold it at a Baja Fresh... lots of beginners at those meetings sprinkled in with experienced folksand watch for BP meetups I hosted one last summer and 60 folks came.. but it was inpromptu so more of a simple networking event.

The vast majority of active BP members are new investors looking to learn, followed by a good portion of us old pro's who never kicked the BP habit, and then a lovely little sprinkling of both investors who have a genuine axe to grind and are trying to help the community avoid their same mistakes, and people who just love to be confrontational - BP is still the internet, after all.

Lots of background info (probably too much) and a few questions will be sprinkled throughout this diatribe, just hang in there with me!
