.- The Fed will cause a major debt spiral accelerated by bond buy backs it can not afford to do, in-tern being forced to let inflation take its course much higher.- Lending will become extremely tight in real estate, with only those who have strong relationships and track records having access to debt.- Multifamily rental properties purchased right with lower rent expectations will prosper, as a larger population will be forced to become life time renters.- Investors poised correctly will prosper, as opportunities will be in abundance from those who bought wrong within the past 2 years.

@Eric Bilderback was absolutely correct in pointing out that the Debt is really the bet you are making.You are betting that the Value of the Debt will decline in the future.If you think about it, Real Estate is probably the only Asset Class that has this unique feature where you can borrow up to 30 years at a fixed interest rate.Now, imagine the scenario where you borrowed $1 Million to purchase your Real Estate at 5% fixed for 30 years.When a Wage-Inflation Spiral happens, there is a huge upside to the borrower of this debt because the Asset class pays a fixed amount for the debt but the Renters are bidding up the Rents as their wages increase in the Wage-inflation spiral.If one borrows $1 Million at 5% for 30 years paying $5,368 per month for this debt AND wage-inflation doubles the rent revenues then you effectively received a huge benefit as the Debt per month does not go up with inflation.No other Asset Class seems to be able to do this.As a real world example, last year one of my Apartments was renting for $3,000 per month.

The Guru's have no problem with eating their own chum and they also feast from their own bait bucket as well.Sooner or later these types spiral in, landing in flames without much noise but with plenty of stench to go around.They generally push colon cleansing "miracles' just before they implode in an odorous heap of their own ethics and finally become obvious to every human sense what they were full of from the start.Thank god I will be shunned..............Tell the guys in Cape Coral I said Hi!

The biggest thing is $$$$$ my contractor always tells me we “can do anything in exchange for money” 203k on this type of rehab is often very tough because the budget can go much over the loan approved amount and there’s no way to add after the fact, your looking at 200k+ for a total gut could push 300k with a basement digout, if your up for that abd probably budget you could possibly add some equity (though if reno costs spiral you could easily end up underwater) but I’d really consider if it’s safer/easier to go turn key.
