@Steve K.From my experience, it's more important to find a broker who specializes in your unit count rather than new turnkey properties.

The biggest issue with ADUs is small units in small count is very expensive development.  

Using just those variations of closing costs, Lender 1's closing costs would be (not counting our 2 points) $2595. 

I am counting that as part of the ROI. 

When you ask an important question PAUSE   Counting three dots will help   What were you hoping to sell for?

Unfortunately, there is not...unless you want to count gurus that charge you $10K/year to be a student, but they, themselves, don't really have the background necessary to advise (read some of the backgrounds of these jokers...really...you'll be stunned).

Counted all units and sizes in each town and looked up population. 

Dealing with your guests and contractors counts.

I count the position in this deal as a $0 on my balance sheet.
