It seems to be especially tough in our area.The market is already beginning to shift with construction up 15% this year and buyer sentiment down.

I agree with some of the sentiment expressed earlier.  

Her sentiments echo that of my tax and accounting clients who are in the real estate business full-time themselves. 

I agree with your sentiment that some of the more challenging, or "block by block" areas hold some of the highest potential if you understand where the trends and good blocks are.

As I frequently say in my book, blog posts, and forum posts, cap rates are simply a measure of market sentiment.  

The integrity that underscores your sentiments echoes so loud and profoundly.

At minimum you should be talking to the planning and zoning department or whoever issues permits to get their take on things, and I would also talk to every city council person to see what their sentiment is. 

Now if this month doesn’t work I won’t be nice again…Consider yourself VERY lucky… I use 3 attorneys regularly here and they all echoed the same sentiment… landlords here, including commercial property owners such as us, have absolutely no control over collecting rents… so much so that our clients are doing us a favor by paying.
