AirDNA is a 5000' view and the more supply in your market the more data it will be able to give you which tends to be more accurate, but it is risky to purchase just on AIRDNA data alone.In Salt Lake, which is my market, I help clients show the earnings of my own properties and the properties I manage (with approval from an owner of course)  so they get the most accurate represenation on what similar properties are earnings.

Not having to replace them for 7-10 years down the road gives you the ability to gain equity through appreciation, and then leverage the property to cover those repair costs.5) I read listing comments with a giant grain of salt LOL.  6) One investor I know works with a builder and has his own custom floor plans (3 or 4 beds, 1500-2000 sq ft).

@Mike Maxwell  I'm not a lawyer (so take this with a grain of salt and consult a lawyer before making any moves), but I believe that in some states, the ESA laws apply differently to different types of landlords, and there are sometimes exemptions for certain ESA requirements.

You would be better off just leaving the cash in a bank bag wth some spray paint on it so the finder thinks a bank robber has dropped his loot than giving it to that guy or his incels!
