I am confident that as a client, we will meet your expectations, and I respect that you are asking for other investors feedback and advice.Investors are sometimes a little quieter in the forums than they are when you direct message them with questions about companies. 

I respectfully disagree with @John Underwood regarding seasonality.

I talked to David Whitmer over there and he answers all my questions with respect and seems like he knows what he is talking about. 

.- If still skeptical, ask for personal references from employers, community leaders, or other respected individuals who can vouch for their character and reliability.By using these methods, you can make a more informed decision about renting to this couple, giving them a fair evaluation while also protecting your interests as a landlord.

On the other side of the spectrum, communicate your intent, and most importantly you must respect their time.Cheers!

So I message my original lady back and tell her basically I got blown off(respectfully).

Guest takes more care of the property, since you,  the host, are the only judge to decide if you retain or not the deposit in case of damage or issues.Another Good: You can write in your contract that non respect of rules may lead to lose some of the deposit: Like noise, or a very unclean check out, etc...

I highly respect what Kevin is saying but in this case would lean towards Nathans response(that's just me).
