PS again this is a quick build/render, so there are some obvious issues (such as the overlapping upper cabinets). :) 

I was thinking of doing research for properties similar to the ones he has developed. find out the population facts in that area and then suggest a development that might work well in that land. i even know how to use auto cad and 3ds max, i was going to make a rendering of the development i had in my mind, even a branding identity for the development because I'm also really good at branding, i used to free lance. 

Does it make sense that these would behave like a mechanics lien where as it is considered work rendered and junior but must be handled?

Sure we can gain experience wondering around aimlessly, but what good is experience if it renders no result?

With enough tweaking, you could produce the exact same rendered HTML output using any platform.

@Christopher WinklerI am no expert in this area as my focus is on 1st liens, however, my understanding is that the lien portion of secured junior debt can be stripped in a BK case, rendering the debt as unsecured.

Putting that money into some more desirable parts of town will render the ability to walk away from that job FOR GOOD.
