In working on construction loan financing, the lender informed me I'll need to unencumber that portion of the property (makes sense) before closing on the construction loan.I understand there to be two methods generally speaking: refinancing my mortgage and removing that portion of the property in the process OR attaining a partial release from the lender to remove that land.I *strongly* want to avoid refinancing as I have an amazing rate, but partial releases seem complex and also require a survey.

Hi Adam, we do everything in-house from the permitting & architectural to the construction itself, so that removes a few variables.

Many of us actually purposefully remove them from our properties before renting them.

Snow removal and fire prep add to the cost.

Things like landscaping/snow removal and labor cost for repairs are going to be highly variable based on your market so you'd need to do your own research on the going rate by either talking to other local investors, running your own google search, or exploring basic services on thumbtack/angies list etc. 

Your 954 is gone on the grass and snow removal alone. 1% rule means nothing, numbers either work or they don’t .  

If so, then find out what you have to do to have him removed as domestic violence allows the tenant to move without 30 days' notice (to ensure her safety).
