By default, a multimember LLC is taxed as a partnership.There is an opportunity to be taxed as a corporation(C or S) if proper elections are made.Just a reminder that an LLC is required to file a partnership by March 15 of every year.The partnership will generate a form K-1 that is required to be given to each member which is then used to complete their individual tax return.

Hey @Adriana McLaughlin - This is actually the FIRST TIME I have heard of the term "ALL-IN-ONE-FIRST-LIEN", but after doing a little bit of reading on it I am not sure I still completely understand.Basically, you apply for a HELOC credit payoff your existing mortgage with this variable HELOC and then in theory have some leftover as well...so the advantage is paying off your loan early and getting access to a line of credit, but the disadvantage would be a variable rate mortgage for the reminder due on your orginal first mortgage?

I'd start with option 1 and remind her she's already behind on rent and you're giving her the option to move out without the need for an eviction.

Secondly, the step by step closing process is great but there should be a time limit and better reminders  when the seller or buyer need to complete tasks.
