In some of the towns that have been thrown out above, you often have only a $100 spread in the rents for a nice vs. dumpy place with the same measurable features, such as SQ FT, bedrooms, etc.What this pushes landlords in these areas to do is focus on doors/volume, instead of focusing on the things that really build value.The lack of regulatory oversight, I get - as a business owner.

Numerous regulatory violations dating from a long time ago (ie mishandling hazardous waste materials) as the site has always been used for auto services since the 60's.Anyways, I guess the main question on what's the worst that could happen and how much will it cost to fix it would need to be answered by an engineer.

I'd dive deep into how to execute the mechanics of a seller carry note, find an attorney to draft the documents, a servicer to handle the regulatory requirements if she wants, ect.

The banks can't forbear from what I understand unless there is a time out all the way up the chain, so that regulars can relieve the banks and funds from their obligations for capital requirements and investor distributions ( a regulatory stop on Mark to Market).

While the HCV homeownership regulations contemplate a downpayment grant option (where the PHA offers a single downpayment assistance grant to the family instead of a monthly homeownership subsidy), funding has not been appropriated for this purpose and this regulatory provision has never been implemented.https://www.hud.gov/program_of...Please don't take this reply as some sort of "I'm right and you're not" scenario.I am sincerely appreciative of your feedback.
