It’s not going to make you money in fact, youd be better off flipping a house in Ahmerst or Clearence or Orchard park paying full market price for it updating a kitchen and bath and then re selling it for 60k more.

As for vehicle vs RE, I agree this was a vehicle but the peace of mind was unrelated. 

I'm just starting out an RE journey and am thinking of my first property this year.

I asked him a lot of questions about the business and as soon as I got home I was doing research and joining RE forums focused on multi family.

Usually a plumber can pull out the old caulk and re-caulk in less than an hour.  

Many would suggest against RE investing using retirement money but if you go into low risk opportunities it can be a powerful diversification method.

It ends when they AND their stuff is removed to the level that allows you to begin the re-rental process. 

@Mickey Petersen Like what @Alex Olson said, a 1031 exchange is a great way to diversify and further grow your RE portfolio.

And in a twist of fate, it's really how I ended up in RE.

It's almost like "re-buying" the property but at the ARV.
