So if they want to go it alone, they would leave a lot of prosperity on the table from someone with an outstretched handshake that wishes them no harm.

I pray that each of you and your families do not suffer from this scare and that you prosper financially in whichever endeavor you take on.  

In prosperous times, everyone pays their rent, but in any shift, it tends to be lower income tenants that are disproportionately hard hit, which will effect the landlords of those asset classes more.

Sometimes, when  you have lingering vacancy, or want to avoid that, it seems worth the risk, and sometimes it can work out... my take away is a reminder to evict sooner, especially with high risk tenant, maybe minimize the pain in the event the risk doesn't pay off.Anyway, best of luck and much prosperity!
