While other clients prefer the Northside or are looking at the gentrifying Near West Side & others that want to live in the suburbs.

Through preferred rates and quarterly cash flow, I strive to create multiple revenue streams for my investors.

Personally I’d stick with SFR or at 4 units or less for preferred financing and to reduce risk of the exchange failing.

It seems like you would prefer the easiest and quickest way out.

When we were looking at our offering which our investors are preferred equity and shareholders, we looked at debt obligations and if we would need to register for an exemption etc. 

However, if you have the time and prefer to source properties on your own, I would highly recommend the following strategies:Connect with probate attorneysVisit property auctions: These happen monthly and, surprisingly, aren’t saturated with investors.Cold callingTarget LLC owned properties: Over the years we have seen an influx of companies purchasing SF for rentals/long-term holds and they failed to account for property taxes and an increase in new construction coming to the market.

That when decision points happen, you get together and allow them to lead in preference of the actions. 

There are buyers that prefer any combination.

So, some food for thought.Trusts seem to be the preferred method of liability and asset protection among the wealthy.
