Is she claiming the bed bugs were pre=existing?

She was able to get coverage after multiple phone calls simply because she had a pre existing relationship with an insurance agent and insures multiple properties per year with them.

The thermostat wired up in less then 15 minutes since if you have preexisting wires it goes pretty easy.

For myself, if I have a pre-existing tenant who is a pig, I either won't buy the unit and avoid the headache entirely....or, meet with them to see if I can get them turned around or provide notice to vacate.

Demolition - If there is a pre-existing structure to demolish, you will need to pay for this as well. 

I'm willing to help, but I'm not modifying my entire roof that was pre-existing. 

Make sure they do a property walk though with tenants with written checklist of anything tenants see  as pre-existing and take photos to document condition of property upon move in.  

You can find preexisting housing that is distressed (foreclosures or property condition) or undervalued properties that are below market value.
