I completely understand your point about pricing adjustments driving faster leases, but my experience has shown that other factors play a significant role in a rental's performance over time.For example, I own three rentals with very different dynamics:1. 

HELOCs are much tricker than a closed end second - they don't typically allow you to close in an LLC and they are full doc qualification, meaning your FICO, employment history, income, DTI etc all come into play.

Most of the deals are sydications (sponsor plus many investors), but some folks buy a property as a sole investor.The power of Brad's "Eco-System" is the ease of funding deals. 

The power of leverage will make you very wealthy in a much shorter time period with RE.

This brings a much greater liability into play, and in my opinion provides greater balance.Is this offering the best “deal” for a passive investors?  

You have to play in order to win, but if you never get in the game in the first place that in and of itself equals failure.

If it is a working STR, that really plays no part in the sale of the property.
