It makes intuitive sense that you would do that absent any underwriting or mortgage stuff mucking up your plans.If you have a lease that says they are moving in prior to you moving out, it doesn't make sense that you would voluntarily be homeless, thus making it look like you dummied up a lease and had a buddy make a security deposit just to check a box, which would be mortgage fraud.

In contrast, we had someone break into the washers and dryers on numerous occasions, a drug dealer, a pot smoker, a gal who had boa constrictors, and more issues in a month than my 9 SFRs had in a YEAR. 

Now we need to find wholesalers and purchase and sell houses to build up a pot of cash to utilize for potential fix and flips or fix and holds for rentals.

Is pot somehow worse than alcohol?    

If the occupants didn't leave voluntarily after being served with a legal notice to vacate, we could then proceed through the normal eviction process for our jurisdiction.

The only thing that bothers me is having the stove as an open end, pot handle hanging over, liability issues, otherwise looks fine.

I have already  learned much more than I could have if I would have spent the cost of pro somewhere else, and I have barely used any of the pot benefits yet.
