Prospects need to physically go to the property before signing a lease, so everyone is on the same page.

Where I'm stuck is whether I should use a metering system that pre-prints a stamp onto the envelop or find a machine that can place a physical stamp onto an envelope (obviously I can't sit there all day stamping).I'm thinking from the perspective of mail that looks to "businessy" vs. mail that looks more personalized for better response/conversion rates.

Still believe that:1) With 3D Tours, floorplans and walk-thru videos (taken & shared by listing agent with buyer agents) there's little need for an investor to physically see a property.2) Agents should better set expectations with investor buyers, so they understand that with #1 above and a great inspection, there's no need for them to physically see a property. 

The safety and well-being of our tenants should be a priority, and the program should adhere to its own policies.If you have faced similar issues and believe that Section 8 has failed to uphold their lease agreements, I invite you to join me in a class action lawsuit.

Price materials and labor cost will depend on how large of scope of work but a good company is going to be around 3500 a week plus cost of over head we also pay 30% tax on our income also like you guys but if you anticipate 4 week rehab well be ready for minimum of 14k in labor +14knis low end in my opinion... now I'm currently eating my lunch on a rehab from hell but it's gonna be a work of art from where it came from... this was the worst of the worst in my career water damage to all structural raised the roof on a horrible addition and did it correctly.
