A little background, I own about 9.4 acres in Hermitage, PA where I house hacked the property.

I would not have have the 2 wholesale deals completed with 3 more PA verbally accepted. 

Has anyone used a service in PA or Philly for that?

Our team covers Eastern PA from Philadelphia all the way north through Allentown and the Poconos.

The only thing out of state I would consider is PA cause it's still on the up and you can potentially hold and rent anything that doesn't sell for a decent rate where the rules/laws are better.

If it is residential when you submit your PA Purchase Agreement you could put in a financing clause, again it is not going to let that be 60-90 days??

The contract clearly states the amount that goes towards the purchase, so once the execute the PA it will be easy to know the amount that was paid toward rent vs purchase.
