I will definitely have a lot to think about when outfitting my first property. 

I believe your comps are going to be north of $200/ft2 over there.As for contractor recommendation, you should think more about finding a home builder type, than a smaller outfit.  

I may make my first investment a turnkey, but have spoken to a few great outfits, like Memphis Invest, but don't see the appreciation.  

So, I"m starting a new company...currently in a severence period with the old outfit.

Never heard of the other outfit, but have made some money in tax liens using Chip's book.

Its the right thing to do, you are pitching a rehabbed house, it needs to work right.I did have one that went similar to this when they had crazy heavy rains and the basement flooded and I offered to give them like $1-2k and they refused it, wanted me to pay for a $4k BS pump system from some retail outfit off of TV, which I wasn't willing to do. 

However, 10 of the vacant spaces are newly outfitted (electrical and water hookups, and septic tanks with all plumbing laied). 

I'll keep my eyes open and see what my area structural engineers have to say about this type of rehab (which I fully expected to have to shop out to a more experienced outfit) but I wouldn't be such a big fan of yours or a true BPer if I wasn't at least mildly ready to take a big risk!

I was the one that brought up if he had problems losing tenants and mentioned the other competitors...which are in all admission large corporate run outfits....They might offer a sweetener to steal a tenant away however they'll also be the first to put the screws to someone so to speak once you are in their property.  

Equity Trust has a LOT of clients, so their motivation for client retention is probably much lower than smaller outfits.
