Here in Washington there have been a number of recent changes to the Security Deposit statutes.You will need to know the difference between normal wear and tear as opposed to actual damages. 

I am not opposed to people turning homes they lived in into rentals under the right condition. 

Here in the Pacific Northwest any exterior (stairs) wood  rots quickly, so I choose to put my stairways inside.  1000sf for cars, 1000 sf on top, three rooms and full bath.

You would have to consider the costs of doing this as opposed to changing your occupancy strategy (STR, MTR). 

If it's just exterior, it shouldn't be a crazy amount of money.

If you are listed as additional insured and the contract clearly places the responsibility on the snow removal vendor, you will most likely be covered under their policy as opposed to relying on your own insurance or at minimum the vendors coverage will off set some of the responsibility. 

Is it smart to buy properties that are already move in ready and rent out immediately in an area like this as opposed to buying rehab properties? 

@Mason Hickman it could be a good opportunity and motels are pretty covid safe since they are all exterior entrances.
