Probably the most approachable way to get into RE investing (especially if you're younger), but just my opinion :)Things definitely went wrong, but if that's not expected than it's definitely not the right strategy for someone.

My opinion is follow DSCR standards.

100% booked out isn't always good and probably means you are underpriced so that shouldn't be a goal in my opinion What are some of the items that are going missing?

@Barre Gambling I am curious... in your opinion, is our area in central NC underserved outside of the Raleigh-Cary-Durham MSAs?

@Phillip Austin we've looked into these and it's our opinion they should only be used with Class A tenants, maybe Class B - deifinitely NOT Class C or D tenants.Several companies in this area will no longer allow S8 leases or tenants under 600 credit scores - because of the high number of claims & corresponding claim amounts.

You should be able to express your goal in one minute and then expand if questions are asked.
