As others noted, you are likely limited in what you can legally do anyways, so you won't be saving a ton, and depending on how you value your time, it will likely be cheaper to higher professionals to do it anyways.

Like Michael mentioned if you are just reporting on schedule E/C on your personal return- a balance sheet isn't required; so full double entry software isn't required (but still helps).

There are a lot of nuances to how this is set up, and you will take some amount of a discount on the value of your note(s) when selling, but you could sell some or all of the note(s) within 6 months to a year to convert them to cash.
