The real skill is understanding the variability and risk in each number which is not always numerical or scientific.

For me once I've identified the target market/ideal guest, my rule of thumb is if enhances their stay/they'd pay extra for it splurge.

I know you want to go full time and jump in, but I'd recommend staying with your day job as long as you can - it makes your life a lot more comfortable to have a steady stream of income to pay the bills every month!

I have 3 windows as well that don't stay in the open position that I have to replace.

There's an equal chance they stay here and even a shot they go higher. 

I don't know if they will ever start construction and if they do how long will my money be locked with them.At this point, I would recommend to stay away from them until they can show some results with new constructions.In the meantime, I had invested in another syndication in the same time frame in the same Texas market.

As many of us have been saying on here for a while, there will be a point when this will occur and areas will soften or stay stagnant for a period of time while it allows incomes to slowly grow during that time. 

I'd also recommend staying away from townhouses if you can but understand in some markets they are more common than others.

I researched a bit some seems like a lot of people stay away from them.
