Profitable with minimal investment Lessons learned?

Are you estimating that building will be more profitable with the higher material prices and the added challenges of getting a certain type of financing together with the time constraints to minimize holding costs? 

That way I atleast saved interest payment on commission to be paid for which minimal service was offered.

-We all selling more than buying because we picked up multiple flip deals but have encountered minimal LTR opportunities to buy in 2024.

My question is what type of lease terms work best to minimize vacancy and minimize the need to continually ask current tenants if they are planning on extending / renewing a lease. 

Are the property taxes on the land very minimal?

Does it have to come from an Attorney or is that simply the best way to ensure Notice was given and to minimize issues if Foreclosure is necessary? 

I've seen people jump in with overconfidence after doing minimal research, thinking they can make quick profits.

Trying to figure out how to minimize the upfront costs for each door.  

Purchased as-is with the goal of long term hold and minimal work needed.
