There is more housing programs than can count. 

A buddy of mine in Phoenix added a fenced yard and bunk beds to his listings.. nothing fancy, just a few tweaks.. and he went from crickets to getting three calls in two weeks.Preferred Landlord Program: This program gets you priority placement, and while ALE charges a fee, it's worth it for visibility.

But if there is a job loss and can't pay then do the notice and or cash for keys program. 

any free programs?

We started looking at coaching programs and some of these things just seem ridiculous at 20-40 grand, and some seem more like life coaching programs as opposed to real estate programs. we don't want to syndicate we really would just like to find someone that we can bounce deals / ideas off of and have them assist in underwriting and giving us a better sense of security that we are doing the right thing.

Many S8 tenants are getting free rent money, yet don't take the time to understand the program and dump everything on their caseworkers and landlords!

You even have the ability to send your tenant's leases via e-signature and their monthly rent receipts electronically.In addition, you can house all of your management contact information within the program -- such as lawyers, contractors and handyman.

The DSCR program "Must use the lesser of the two either common rent from the appraiser 1007 rent schedule form on the appraisal or the lease".You also have to factor in the taxes and insurance because a guesstimate or ball park can kill the approval.
