They can pay lip service to consumer protection to make the general public accept the higher prices. 

Instead of fixing it correctly, the seller had someone place grout over the the shower tray  lip where it meets the wall tile.

Long story short, I'm in Missouri, there is a nice little farm near here with a house that is literally ROTTING away... owned/foreclosed by a BIG bank in Texas who foreclosed on it probably 6-8 years ago... it is sitting in limbo still... not for sale... not listed for sale... my realtor has been faxing/emailing their foreclosure department for a YEAR with no reply... it must be stuck in their backlisted inventory for some reason... in the meantime, they pay a management company to mow the grass, drain the water lines... but that company has been tight lipped and won't give me a contact person.

Rental Data: get market reports from Rent Range, Zillow and also seek a professional property managers opinion on how long it will take to rent, what price it will rent for, and how strong of an applicant will this area receive (as far as criminal background checks, credit risk, strength of employment).Renovation Scopes: An area where you can get burned the most, many "wholesalers" use this area to put "lip-stick on a pig" taking care of cosmetic issues so that you think you are getting a renovated home, but failing to address major and expensive systemic issues.
