I would recommend dropping the rent to get it occupied, and only raising rents slightly while occupied and making more significant jumps to get closer to market rate when a tenant has to relocate and cannot renew.Jesse, we've got quite a few new and newer duplexes in Lubbock and have not had any issues getting multiple qualified apps per vacant unit within a few days of listing it.

Honestly seems like a little overkill on this decision - unless its strictly a rate-term refinance because rates have dropped, it usually just should come down to a side by side comparison of status quo vs. refinanced (+ how any cash-out capital is deployed)

Maybe if i was 65 and wanted to get away and retire but still meet people, but I viewed it also as not sellable and as you mentioned at this time someone could have bought a piece of land for $50k or less and dropped tiny homes on it and saved 50%.
