I have some DSCR lenders that will lend based on AirDNA projections.  

I have no idea what you mean in regard to lending to my cousin, but it doesn't matter. 

I know conventional lending could become an issue depending on the condition of the property.

They lend me $193K but $40K was held in escrow for the rehab. 

Getting a loan to payoff another loan with a lower interest rate doesn't make any sense. we do private lending and can get double digits returns consistently.

I do not have a traditional W2 job so I can't pursue the typical conventional loan or a FHA since I don't have income (hence the DSCR route).However, I've seen that most DSCR lenders do not lend if the loan amount is less than $100K.
